Owning  a property in the most favourable holiday destination of Spain is a dream for many people.

To forfill  this dream, you should become a little bit more familiar with the cicumstances of the purchase process. For EU-Foreigners this process is fairly easy.

As a EU-Non-Resident you only have to apply at the local police authority for an NIE-number (Número de Identificación de Estranjero). The police department submit normaly the NIE-number on the same day. You also have to open a bank account at your local bank.

In the ongoing purchase process the local tax department will be using your NIE-number to submit your personal tax identifacion number of which will enable you to enter the land-register and conclude the notarial purchase contract.

However, it is possible to buy a property in Spain as a Non-Resident.

The definition of Resident and Non-Resident is important for describing your tax-status. In  gerneral if you spend  most of the year in Spain and have your economic activities here then you are enforced by law to apply for becoming a local resident.  If you spend more than three months a year in Spain you must register yourself on the foreign register.
